The price of a new home is typically higher than a preowned one as it is new and comes with a warranty. You can expect discounts or rebates (stamp duty exemptions, early-bird discounts, etc.) when it comes to new homes but there are no discounts whatsoever for preowned homes.

Under the housing development act (HDA), new houses have a defect liability period of 24 months (individual title) or 36 months (strata title) starting from the date of vacant possession, where developers are to fix any issues related to the houses built. This means you still have an avenue to complain and have the developer get things fixed in your new house whereas you are on your own when it comes to a preowned property.
