For first time homebuyers, the amount you would have to pay for down payment would usually be at 10% of the property price, this is because the expected amount approved for your home loan will be at 90% of the property price.

If you’re a first time homebuyer you can benefit from Skim Rumah Pertamaku or My First Home Scheme. This initiative assists first time home buyers to purchase their first home.
With this scheme, you can obtain up to 110% financing where you don’t even have to pay a down payment for your dream home.

Stamp duty is a tax that is placed on legal documents when you purchase a home, these include documents such as property transfer and loan agreement.
Two categories that include a stamp duty are the Sales and Purchase Agreements (SPA) of your home and the transfer of ownership title, also known as the Memorandum of Transfer (MOT), both of which are calculated based on the purchase price.

Yes! As announced in 2020, first time homebuyers will enjoy a full stamp duty exemption when you purchase a home below the price of RM500,000. That helps you save a maximum of RM11,250 on savings.

Freehold properties belong entirely to the owner with no control from the government. Leasehold as the title suggests, means that the property / land is leased to the buyer for a period of time from 30 to 99 years. Upon the end of the lease, you will have to apply for an extension.

How do I buy a new home?
Wondering what happens when you buy a new home? Whether you’re a first-time buyer or you already own a home, we can make moving home easy.
First make an appointment to view our show homes, where you’ll be able to appreciate the build quality and maybe even get some interior design inspiration. Our helpful team will be on hand to give you a tour so you can choose your home type and your preferred lot.
Once you’ve made a booking for your preferred lot, we will begin making arrangements for you to sign the Sale & Purchase Agreement (SPA). We’re with you each step of the way.

Upon completion of your home, the next step would be the most exciting one, collecting your keys. On handover day, you will receive a handover kit that comprises the keys to your home, a handbook, warranties, inventory checklist, tile and paint codes.
On this special day one of our representatives will accompany you to your new home to check on the fittings and identify any defects or feedback. This should be in writing and will be attended by us throughout the defect liability period (DLP).What is the Defect liability period (DLP) and how long does it last?
The Defect Liability Period is a house warranty under the Housing Development Act Malaysia (HDA). A standard *24 months which begins from the date you receive the keys to your new home and delivery of vacant possession.
